Mahogany Bay

Project Brief:
Mahogany Bay Village is located on Ambergris Caye, Belize consisting of six fingers of land extending into the bay. The parcel was purchased by Green Development Partners, with a fixed platting of single-sized lots at 50’ x100’ that could not be altered. The Developer initially requested a series of simple house plans from Moser Design Group that would fit on the lots. Immediately, Moser and the Developer began to re-imagine the parcel as a mixed-use walkable village with diverse building types.
In June of 2011, Moser led a charrette with his partners Julia Sanford and Stephen Mouzon in their newly formed company Studio Sky, LLC. The ensuing plan included a rich mix of residential, commercial, and civic building types that worked well within the challenging property. Studio Sky Also developed the full range of architecture for the project.
Another important aspect of building in Belize was the lack of materials and trained craftsmen. Moser worked closely with the Developer to procure access to local, sustainable hardwoods and further assisted in creating a building manufacturing facility on the mainland.
Since, over 150 units have been built in the factory that employs over 150 local Belizeans. Further, they are able to deliver homes in this inclusive village at well below market rates. It also has a highly successful single crew coffee house / restaurant that was profitable before the first resident moved in. The project is scheduled to have 450 to 500 units at completion.
